The demand for flexible working space is on the rise as young entrepreneurs seek more affordable relaxed working environments with the potential for interaction and collaboration with their neighbours.

This is the assertion this August by Property Week magazine, the leading news magazine in the commercial and residential property market.

But it has not come as a surprise to us here at the Benyon Estate as our vision for the recent refurbishment of the De Beauvoir Block had this very concept in mind.

The Block is a network of 33 workspaces, ranging from 300 to 2,500 sq ft, designed and equipped to support individuals and businesses in creative industries, as well as hot desk pods, and already in situ are designers, architects and publicists.

Property Week reports that the number of flexible workspace centres is increasing at a rapid rate, with a key driver being a rise in start-ups in the technology and media industries for whom committing to offices and long tenancies would be financially impractical and foolhardy.

The magazine also observes the fashion for an “open collegiate style” working environment with superfast broadband of course, and where “working from a colourful sofa with a flat white or a cold beer to hand seems to be the new style”.

This less rigid and free-spirited approach is here to stay, a point we would certainly agree with, and the magazine sites the view of a “leading property consultant” that in little over a decade almost a third of office space could follow this model.

We are pleased to offer the kind of environment that is increasingly being sought primarily by creatives and entrepreneurs at the De Beauvoir Block, and a range of membership options are available facilitating the connection of like-minded creatives all sharing the space.

At £150 a month, casual membership offers access to the café, communal area with superfast WiFi, and private courtyard, and members can book the on-site meeting room.

And for £400 a month, exclusive membership provides members with their own dedicated desk space with 24/7 access and lockable storage. Costs include VAT. For more information, visit
